What a fun wake-up for a bathroom!

(I’ll check with my hubby to see a masculine view of this vibrant ruffled shower curtain — I doubt it’s his fav.)

I’m going to make my own lampshades and highlight honeysuckle in the design.

I paired the honeysuckle color white a chocolate brown here for this lamp.  I think it would be fantastic for a master bedroom – along with chocolate brown bedding and a pop of some ruffled pillows in honeysuckle?  Will look fantastic — can you visualize it?

My favorite is from Lamps Plus!  I’ve bought lighting from them online and been thrilled with the service and quality – who knew they had such cool pillows – going to order it next shipment!  This ruffled honeysuckle pillow is just too cute!

I know my re-design clients will be asking for new color ideas and honeysuckle may be the rosy hue they are looking for.  For home staging, limit it to color pops which will make the home look fresher and up to date.

Our team is heading over the river and through the woods (from Salem Oregon to Monmouth) to grandma’s house.  Not “our grandma’s” house, but one owned by a couple who are well in the 80’s.  They want a fresh new look for the home they have recently moved into! As they told us – just because they liked the wallpaper of the 1980’s doesn’t mean they want to live with it forever!

When they planned to downsize, they hired us to stage the home they raised their family in, which involved wallpaper removal, painting and bringing in furniture and decor from our inventory to make the home look contemporary and refreshed.  They had already purchased a smaller home which made the transition very easy.

When they saw the transformation we performed on their home, they could hardly wait to get started updating their new home! This couple, like so many we work with, welcomed a beautiful and updated style for their home, but often concerns regarding product choices, trusting a contractor and mobility issues can make even a small remodel seem daunting.

Thinking home staging companies work primarily on vacant model homes or homes for sale?  A significant portion of our work comes from seniors who are selling their homes.  From wallpaper removal, updating light fixtures, to evaluating what may be moved as they downsize to smaller homes or assisted living; these jobs are always some of our most satisfying work.  The majority of the time, these clients hire us to modify their new living spaces – making it feel more like “home”.

These jobs often take more time, communication and patience than working with builders, investors, real estate agents or younger clients.  However, it is a niche we love and find the most rewarding.  The before and after pictures won’t make it to any interior design magazine or our portfolio, but knowing that these clients have rooms they love and will enjoy is the best reward of all.

The following blog was originally posted by a local real estate agent Catherine Ulrey of Keller Williams.  This Salem Oregon home is incredible – beautiful land and views too, but wasn’t attracting an offer.  We were hired to advise on what could be done to improve showings and the marketability of this property.

This home had beautiful trim work and fabulous view.  In the first photo – what’s the first thing you see?  The valances – not the view! The new look is a lot sleeker and more contemporary.

The kitchen had a custom paint job with ivy above the cupboards and the walls were white.  By painting the room a warm beige the cabinets look incredible, don’t they!

Small changes – big improvements!  We love home sellers that are willing to try our suggestions!

I am so excited to share these before and after pictures with you of a listing of mine!  Margaret Oscilia recently consulted with my seller, since we have had several showings and no offers.  While all of the suggested changes are not complete, the paint in the kitchen and dining room are, along with removing the valances.  Margaret also suggested rearranging the furniture in the living room for a more open feel, since it is a large room.

So happy with the results!

Following is a great article from a home builder who has seen all types of markets and situations. We haven’t had experience with thousands of sales like he has, but we too continue to be amazed at how staging makes well laid out homes warm and wonderful and awkward floor plans “work”.   This winter has been no exception – with staged houses selling faster than their competition!

As a former home builder with 40 years experience, I can say without equivocation that professionally staged homes have a distinct advantage over non-staged homes. I can say this as I have had direct experience with the sales of thousands of homes during my career.

That’s why ALL major home builders, including the ones for which I worked, had professionally decorated model homes in each neighborhood. And strangely, the model home plan was always the big seller in that neighborhood.

The simple reason for that is that buyers are attracted to homes that show well, that are tastefully decorated, and in which they can visualize living. Most buyers lack the ability to visualize a home with their furniture and accessories, so having the home appear “ready for living” is a distinct advantage.

In today’s difficult market, staging isn’t just helpful, it’s essential to achieving a sale at a reasonable price and within a reasonable time frame. In order to sell, a home MUST show better than its competition; and there’s much too much competition to ignore having a home professionally staged. And, while some feel that the lower prices being dictated by this market rule out the expense of staging, the opposite is true. Staging is usually less expensive than the alternative. Staged homes sell faster—meaning less time on the market and fewer mortgage payments and other expenses—and often command a higher price.

The ultimate goal for sellers is to attract buyers. Tastefully staged homes will do just that, allowing sellers to reap the dividends of a faster sale, and perhaps, more money at the closing table. The question is not, “Can I afford to have my home staged;” it is, “Can I afford not to?”

These homes suffered from a colorful past – and when corrected the results were astounding.  You’ve seen these homes – ones that are in a dated hue, are too personal or bold.  90% of home buyers are looked first on the internet for real estate in 2009.  When preparing a home for sale, it’s time to hide those wild colors!

Color – it can transform a room from cool to warm, serene to vibrant, stark to cozy.  We love color and the affordable and huge impact it can make.  It can make a huge “wow” when everything comes together well and the colors are perfect, but when the colors aren’t “quite right” or show as dated or too personalized buyers will be turning to more attractive hues!

This home lingered on the market for far too long.  We provided a staging consultation and convinced (yes it was a hard sell) the sellers to paint the kitchen.  Multiple offers were received and both the agent and seller were convinced the painting and staging were key to this success!

While we loved the paint job on this bonus room – it was far too personal to entice most home buyers that may not have toddlers who loved Elmo!  By painting a neutral color and staging it as an office, it has a broader appeal

I loved this dining room color – and so did the home sellers!  However, it did make the room seem smaller and darker, and it may not appeal to many home buyers. After repainting, buyers will focus on the beautiful back yard view, bay window and spacious room – not the room color!
