As professional home stagers, one hot staging tip we frequently make is to update light fixtures.  Entry light fixtures have an important role in giving home buyers a good first impression.  This small investment in time and money can have a huge return on investment.  When preparing your home for sale it is important to choose fixtures that are contemporary and neutral.

Before shopping consider:

  • How much light the space needs (1, 2 or 3 bulb? – the brighter the better for most homes!)
  • What other metal finishes are in viewed from the space?  If it is an entry fixture and views into the living room, the fixtures should be the same metal finish.
  • Size and type of fixture – ceiling mount, semi flush mount or chandelier (chandeliers examples will be explained further in separate blog)

The challenge is many lighting stores still sell LOTS of fixtures we do not recommend for Oregon and Washington homes!    If the fixture has brass or bright gold do not buy it. It will not give the updated look you wish to achieve.   Most fixtures that are painted white look inexpensive and should be passed by as well.

These light fixtures are in the same price range, but will give a much better impression.  All these would work well for an entry area that is not vaulted.

These light fixtures could also be a good choice for a master bedroom update.  All these fixtures are between $30 to $50.

Don’t let choosing a light fixture be intimidating.  Simple, classic and contemporary are good guidelines when preparing your home for sale.  This small change will have a surprising impact on your entry’s first impression!

Yes – we continue to expand our business and the houses we professionally stage are selling quicker than the average listing.  Is the real estate market really bad? Several of the homes we staged last month received offers within days of staging!

Professional staged homes look great on the internet, are getting more attention (and yes are getting offers).

We are getting more calls than ever from agents and home sellers alike – wondering if staging is an affordable and viable option – in Corvallis, Lebanon, Albany, Dallas, Silverton and Salem.

Our schedule for the next few days is:

  • staging a vacant house in Salem for an investor who sells several houses each month (yes they stage them all and they sell within days)
  • coordinating a large remodel on a Corvallis luxury home which going on the market soon – once it is painted throughout and has an updated kitchen and bathroom
  • providing a staging consultation for a Corvallis home owner wanting to put their home on the market immediately
  • providing a staging consultation for an Albany home owner who wants to put their home up for sale in March
  • showing a homeowner options on new countertops, flooring and draperies for her kitchen/family room – ones that she will love since they aren’t selling for years to come
  • giving a bid on a vacant staging job scheduled to go on the market February 1st in Lebanon
  • and that’s just our schedule for Monday through Wednesday!

It hasn’t been long since I did our kitchen in a Tuscany type theme.  It’s warm and cozy — a traditional feel in our traditional styled home.

When color experts predicted that lime green would be the hot new color a couple of years ago I couldn’t visualize using it in my home – but now I’m not so sure!

This is not a style I would recommend if you are preparing your home for sale.  It is a look I would recommend if you are looking for a crisp and stylish room!

This may not be a color combination you would have considered – but the effect was fabulous!
