Our team is heading over the river and through the woods (from Salem Oregon to Monmouth) to grandma’s house.  Not “our grandma’s” house, but one owned by a couple who are well in the 80’s.  They want a fresh new look for the home they have recently moved into! As they told us – just because they liked the wallpaper of the 1980’s doesn’t mean they want to live with it forever!

When they planned to downsize, they hired us to stage the home they raised their family in, which involved wallpaper removal, painting and bringing in furniture and decor from our inventory to make the home look contemporary and refreshed.  They had already purchased a smaller home which made the transition very easy.

When they saw the transformation we performed on their home, they could hardly wait to get started updating their new home! This couple, like so many we work with, welcomed a beautiful and updated style for their home, but often concerns regarding product choices, trusting a contractor and mobility issues can make even a small remodel seem daunting.

Thinking home staging companies work primarily on vacant model homes or homes for sale?  A significant portion of our work comes from seniors who are selling their homes.  From wallpaper removal, updating light fixtures, to evaluating what may be moved as they downsize to smaller homes or assisted living; these jobs are always some of our most satisfying work.  The majority of the time, these clients hire us to modify their new living spaces – making it feel more like “home”.

These jobs often take more time, communication and patience than working with builders, investors, real estate agents or younger clients.  However, it is a niche we love and find the most rewarding.  The before and after pictures won’t make it to any interior design magazine or our portfolio, but knowing that these clients have rooms they love and will enjoy is the best reward of all.

With a slow economy, most non-profit organizations are feeling the effects through low donations in 2010.  As year end approaches, you still have a chance to make a donation (you can do so on their website) to this valuable charity that changes lives here in Salem.  I couldn’t pass up the opportunity to post this year end letter from Salem IHN — a charity that has captured our hearts years ago.

The car was parked in the back of the store parking lot each night for the past three nights. Exhaust idled out of the tailpipe and the windows were fogged. The engine turned off and the baby cried as her parents kept her warm by adding another blanket over the car seat. “I hope there’s room at the shelter tomorrow…”

Every day families in our community in tough financial situations lose their housing. After falling behind on bills and selling possessions, another family loses their home and is left without the resources to move into an apartment or continue to live with friends or family. Parents have few places to turn that are safe for their children and that can provide a helping hand in starting fresh and securing housing for their family. Every year, over 40 families find that help at Salem IHN.

With our network of 14 hosting congregations, 15 support congregations and 900 volunteers, Salem IHN is bringing families out of homelessness and offering a community of support that helps families move into their own apartment and continue to succeed after leaving the program. Our intensive case management services help both the families staying in the program and an increasing number of families outside the program find connections and services to become successful.

Families make up 40 percent of our city’s homeless population and half of the children are under the age of six. It is vital that these families are able to stay together in a safe environment while they seek employment and plan how to move into a home of their own again.

With your generous financial support, this critical service will continue to serve homeless families next year with shelter, meals and case management. Every gift makes a difference, no matter the amount. I hope that you will partner with us to continue our invaluable work by making a financial contribution this holiday season.

God’s peace and love to you,

Andrew Lane

When home stagers claim of more showings and quicker sales, sometimes it can seem “too good to be true”. Is it really worth the investment? How can you market your home in 2011 and get it sold?

Does Staging Make a Difference?Following is the experience of one Salem Oregon agent who while skeptical of staging claims gave it a try to see if it would help her clients.

I met with three of my clients recently who had vacant homes for sale.  The homes had been on the market for a small bit of time.  A few showings but not much.  I sat down with my clients individually and explained that most people begin looking on line before they begin seeing homes in person.    There is a ten second window to catch someone’s attention sufficient enough that they will click through  more pictures and decide to see the home.  Do … Read More

Paint colors make the mood

Paint colors make the mood!

Paint! – one of the most affordable things you can do to change a room. Most of the time it misses the mark – doesn’t make the biggest impact possible.

THE perfect color and shade make all the difference.

What do you think about YOUR paint colors?

We painted our dining room recently (it was white!).  Every time I sit down the I think “I LOVE how this room feels“!  Everything else is the same – only the wall color has changed.

I’ve been working with a senior who had moved to a senior assisted living center.  It’s been a rough adjustment period — it doesn’t “feel like home”. Last week the walls were painted a warm yellowy beige and compact sofa arrived.  Now she’s all smiles — “It’s starting to feel so warm and perhaps I can belong here”.

Also worked this week with home buyers providing a paint color consultation. They didn’t make an offer at first on this house because they didn’t like the paint colors and “atmosphere”.  It was out of the question until they saw modified photos which portrayed the home with a different “tone”.  They “fell in love” with the house and are moving in next week  (after it’s repainted).

If you don’t LOVE the colors of your spaces it’s time to make a change. Choose the colors that make your rooms sing and help orchestrate an atmosphere that brings you joy.

No Clutter Gift Giving Ideas

Please Santa - No clutter gifts only under the tree!

You’ve all had these type of bombs drop into your hands.

  • Gifts you didn’t need
  • didn’t want
  • Clothes that were wrong/ill fitting/etc
  • Perfume that smelled like it was from the 80’s
  • “Special” decorating items – (where should I hang this Big Mouth Billing the Singing Bass?)

You’ve probably given a few of these gifts too.

Like the plate of goodies to the diabetic, wine to the neighbor who is going to AA, or stuff that simply clutters up peoples lives.

We give gifts to make others feel special, they keep it because it was from someone special . . . no wonder most of us bemoan of too much “stuff”!

We hate clutter and while those slippers might be adorable – I already have three pairs – please don’t buy them for me!

Now I’m no grinch and love to give — but want to give something they will love — long after the gift wrap is tossed!

Here’s some quick, easy and no-clutter gifts ideas!

  • prepaid car wash card
  • tickets to an event – a movie, concert, dinner theatre, comedy show
  • Specialty things they can use up and don’t normally splurge for – specialty teas, coffees, wines
  • Donation to a local charity in their name
  • Gift certificate for a massage, manicure, pedicure
  • Organizing services – who doesn’t want to start 2011 with a fresh start?

Of course these are  my top favorites!  We have lots of clients booking these home improving services with us for 2011 — What a fun way to start the year with a fresh clean house, or a room that looks all new (with things you already own)!

The gift of cleaning (one time special cleaning or on a regular service) – sparkling clean with no sweat is DIVINE!

Interior Redesign Home Makeover – Make a home or room a tv star!  Create a fresh look for a room or the entire house using your existing furnishings and decor.  What a great idea to get a fresh start on 2011!

Color & Paint Consultations – Painting a room provides a huge impact for low dollar – if it is the perfect color! Paint it the right color the first time!

Make sure your gifts are loved far into 2011 and not tossed out with the fruitcake!  For more of  services click here. We also work with top notch contractors and service providers so love to give you referrals to experts you can trust!

Want holiday cookies and no time to bake?

Want to have some wonderful cookies but don’t have time to bake?

Get out of the kitchen and participate in the Salem Multi Office Tour this Thursday.  On tour this week is area 40.  Bring your platter or tupperware and grab some goodies from each house.

Our staging is featured at one of the homes on tour (3240 Hillside Lane) so we’ll have some great cookies there (hmmm rum balls, biscotti or maybe some white chocolate macadamia?)

If you haven’t participated in the tour – don’t you want tons of agents touring your house in 2011 and getting lots of feedback for your sellers? It’s well worth the small amount of time invested!

This week, many agents will meet at French Press for coffee at 9:30 then head out on tour.  Or download the tour list from Paragon and tour at your convenience.  Just don’t forget your cookie containers!
If you know anyone that might to participate on the multi-office tour, contact Melina Tomson [melina@tomsonburnham.com].

We got lots of calls yesterday.  As former residents of Aumsville Oregon, and now just living about four miles from where the tornado touched down, people were wondering just how widespread the destruction was in this quiet little town.

Main Street Aumsville after tornado

Main Street Aumsville OR after tornado

I zipped out there this morning finding main road cleared and lots of camera crews from the local and Portland news stations.   Today we’ve got lots of beautiful blue sky – a very different picture than yesterday!

A few side streets were closed, large light poles were erected outside damaged homes to keep looters at bay and I know that various agencies such as the search and rescue were on duty through the night guarding damaged homes.

It was amazing how one home and yard would be in perfect condition, while the neighboring home was severely damaged.  Trees uprooted, roofs torn off – amazing examples of how quickly and violently mother nature moved through this town.

I think it’s miraculous there was no lives lost or serious injuries!  We heard that the damage effected 10 businesses and 50 homes.  It was amazing how well everything was cleaned up, boarded, fenced and protected.  We’re hoping for quick insurance response and restoration for these victims!

Many will think that poorly prepared listings are a rare case, but unfortunately I rarely see listing photos that couldn’t be improved.

Home sellers count on real estate professionals to advise them on how to sell their homes the quickest, for the least hassle, and for the most money. Some agents are afraid to:

  • hurt feelings or make their sellers uncomfortable,
  • don’t want to spend the time needed to fully explain what needs to be done to prepare the home for sale,
  • lack faith in the ability of their seller to improve the property,
  • are naive on the nuances of home selling psychology and marketing at it’s finest,
  • underestimate the power of photos in his market where 90% of home buyers are shopping for homes on the internet!

Gotta love this example from a fellow blogger:

Via Alan May, Coldwell Banker Evanston Realtor®, Evanston Real Estate (Evanston Condos, Evanston Homes, North Shore Homes):

How do you prepare a home for a quick sale? YES, this is a property currently for sale on our MLS.  When it popped up on my screen it actually made me “gasp”.

Most properties could benefit from a decluttering, or a stager… but this property… I think it may be beyond staging or decluttering.  I think this one may call for an Exorcism.cluttered rooms will not attract home buyers

There isn’t a surface that doesn’t have “something” hanging on it, or from it.  There isn’t an uncovered surface. It’s literally a cacophany of colour and junk.

I can’t believe that the agent listing this property allowed these photos to be taken, let alone published on the MLS.

Perhaps, in defense of the agent, the place looked much worse before the photos and the agent thinks that NOW it looks so much better… “You should have seen the junk that she got outta this house!”Listing photos are the key to attracting home buyers

Do you think these photos show the property to its best advantage?  Do you think it does the property a good service, and will help it sell?how to stage a room for sale?

Yikes!!  It makes me think that Linda Blair must live here. As you cross the threshold, the walls will begin bleeding and a disembodied voice will quietly cry… “Get out” (oh, wait… that was the Amityville Horror).

Oh, well… they’re both appropriate here. I think this is enough to make the average stager cry.

Selling your home?  If your photos aren’t fabulous be prepared to have a lower selling price or a very long wait in this real estate market!

Does your bathroom need some pizazz?

hall bath before Creative Concepts Home Staging

Bathroom before Creative Concepts Home Staging

I think this bathroom was embarrassed at their blandness and being half naked!

How to decorate a bathroom?

Cute backsplash but where's the pizzaz?

We like the backsplash, but it was lost is a ocean ocean of mundane and beige.

We didn’t have the option of painting . . . so how to spice up this little space?

With fabulous accessories and art!

Chocolate brown decor is a contemporary choice and add a bold contrasting to the bland walls.  A splash of pale blue in the vases and art adds a soft, calm sophistication.
