Color Trends – If it isn’t anything you’ve investigated before, color forecasting is a fascinating process and has wide-spread influence.  Did you think you saw a lot of turquoise last year?

Turquoise was Pantone’s color for 2010.  Soon we were seeing turquoise everywhere – clothing, accessories and home decor.

Calming, soothing and refreshing – in a troubled economic time it became a hit color and soon crept into most of our closets!

2011 Color of the yearSo what’s the color for 2011?  Honeysuckle – imagine raspberry sherbet or a cross between coral and fuchsia and you’ll have the color nailed.

From the Pantone press release:

“While the 2010 color of the year, PANTONE 15-5519 Turquoise, served as an escape for many, Honeysuckle emboldens us to face everyday troubles with verve and vigor. A dynamic reddish pink, Honeysuckle is encouraging and uplifting. It elevates our psyche beyond escape, instilling the confidence, courage and spirit to meet the exhaustive challenges that have become part of everyday life.

Hmmm – now I’m not much of a pinky person and have never thought of a pink color to be “emboldening”.  While we have designed childrens rooms around pink colors, our staging company has never used this color – even as accents.  But, I think this color will be creeping into our inventory very soon!

This spring we predict we’ll be seeing  Honeysuckle pillows, bedspreads, glass accent pieces are going to be our inventory.

What do you think?  Tickled pink with the new color?

You may not be loving it now, but I’d bet by 2012 you have some of it in your home or clothes closet!

Want some ideas of some ways to use Honeysuckle in your decor? Here’s a link to our home staging blog featuring some cute products we’ve found!

How can you sell your home for top dollar in 2011?

How can you sell your home for top dollar in 2011?

Wondering about the real estate market for 2011?  Yesterday our home staging blog featured a video from AOL Real Estate which gave their predictions on the real estate market for 2011 (link below today’s blog).

Here’s another article that caught our attention from the Wall Street Journal.  In addition to pricing right and staging they recommend additional tips home sellers to:

  • Provide as much information as possible,
  • make it easy to show and to
  • be flexible.

It’s a quick read and worthwhile!  While these steps sound easy, home selling is an highly emotional situation and it is hard to be unbiased and detached as you package your home for sale.  Working with professionals you trust –  real estate agents, inspectors and home stagers can make the process smoother and more effective.  Looking for real estate professionals in Oregon?  We’ve worked with many from Corvallis to Portland and are happy to give recommendations for experts who will work hard for you.

Looking to get the most money for your home in 2011?

Experts say it boils down to two key points.  When selling your home there are only two elements you can control – price and presentation.

If you don’t want to keep lowering the price, a home must speak volumes of value and have a fabulous presentation.  Staging adds perceived value and provides the atmosphere home sellers are looking for when they want to invest in a property to call home.  In 2010, over and over again our staged home sold for more money and quicker than the competition.  Homes that had been on the market for over a year were staged and sold successfully.

But What do Real Estate Agents Say? This isn’t something that only we’ve experienced in 2010 – it’s being echoed by real estate agents and business experts alike.  AOL Real Estate’s What Works NOW recently released this video which echoes what other professionals are advising home sellers in 2011.

PRICING: Price for exactly what your home is worth from the start – a home that is overpriced will sell for less as it becomes subject to price reductions as it lingers on the market.

PRESENTATION: To sell successfully in 2011, homes will have to look much better than the competing neighbors’ properties. This video recommends making repairs and inexpensive upgrades and home staging.

Home Selling in 2011 will continue to be a price war and a beauty contest.  Our tag line  is You can’t change market conditions or your location, but we can help you change the presentation of your home.” The professionally staged home stands out when viewed online and in person.

Staging costs less than most home sellers might guess – with consultations starting at $100, real estate professionals agree that hiring a home stager from the start and entering the market ready for the competition is a wise choice.

Staging is what your competition is doing.  In the past few weeks our company been approached by more real estate professionals than ever before — asking us about what our staging services entail and incorporating it into their 2011 plans.  As one agent said “I can’t afford to take a listing that won’t work with a home stager.  These listings sell so slowly or not at all — the marketing costs become too high.   I tell my sellers stage it or lower the price – there isn’t another option.”

If you are selling your home in 2011 — you can’t change the market, the competition or your location.  You CAN create a better presentation and therefore command a better price. A home selling strategy that will get your home sold in 2011!

Our team is heading over the river and through the woods (from Salem Oregon to Monmouth) to grandma’s house.  Not “our grandma’s” house, but one owned by a couple who are well in the 80’s.  They want a fresh new look for the home they have recently moved into! As they told us – just because they liked the wallpaper of the 1980’s doesn’t mean they want to live with it forever!

When they planned to downsize, they hired us to stage the home they raised their family in, which involved wallpaper removal, painting and bringing in furniture and decor from our inventory to make the home look contemporary and refreshed.  They had already purchased a smaller home which made the transition very easy.

When they saw the transformation we performed on their home, they could hardly wait to get started updating their new home! This couple, like so many we work with, welcomed a beautiful and updated style for their home, but often concerns regarding product choices, trusting a contractor and mobility issues can make even a small remodel seem daunting.

Thinking home staging companies work primarily on vacant model homes or homes for sale?  A significant portion of our work comes from seniors who are selling their homes.  From wallpaper removal, updating light fixtures, to evaluating what may be moved as they downsize to smaller homes or assisted living; these jobs are always some of our most satisfying work.  The majority of the time, these clients hire us to modify their new living spaces – making it feel more like “home”.

These jobs often take more time, communication and patience than working with builders, investors, real estate agents or younger clients.  However, it is a niche we love and find the most rewarding.  The before and after pictures won’t make it to any interior design magazine or our portfolio, but knowing that these clients have rooms they love and will enjoy is the best reward of all.

With a slow economy, most non-profit organizations are feeling the effects through low donations in 2010.  As year end approaches, you still have a chance to make a donation (you can do so on their website) to this valuable charity that changes lives here in Salem.  I couldn’t pass up the opportunity to post this year end letter from Salem IHN — a charity that has captured our hearts years ago.

The car was parked in the back of the store parking lot each night for the past three nights. Exhaust idled out of the tailpipe and the windows were fogged. The engine turned off and the baby cried as her parents kept her warm by adding another blanket over the car seat. “I hope there’s room at the shelter tomorrow…”

Every day families in our community in tough financial situations lose their housing. After falling behind on bills and selling possessions, another family loses their home and is left without the resources to move into an apartment or continue to live with friends or family. Parents have few places to turn that are safe for their children and that can provide a helping hand in starting fresh and securing housing for their family. Every year, over 40 families find that help at Salem IHN.

With our network of 14 hosting congregations, 15 support congregations and 900 volunteers, Salem IHN is bringing families out of homelessness and offering a community of support that helps families move into their own apartment and continue to succeed after leaving the program. Our intensive case management services help both the families staying in the program and an increasing number of families outside the program find connections and services to become successful.

Families make up 40 percent of our city’s homeless population and half of the children are under the age of six. It is vital that these families are able to stay together in a safe environment while they seek employment and plan how to move into a home of their own again.

With your generous financial support, this critical service will continue to serve homeless families next year with shelter, meals and case management. Every gift makes a difference, no matter the amount. I hope that you will partner with us to continue our invaluable work by making a financial contribution this holiday season.

God’s peace and love to you,

Andrew Lane

When home stagers claim of more showings and quicker sales, sometimes it can seem “too good to be true”. Is it really worth the investment? How can you market your home in 2011 and get it sold?

Does Staging Make a Difference?Following is the experience of one Salem Oregon agent who while skeptical of staging claims gave it a try to see if it would help her clients.

I met with three of my clients recently who had vacant homes for sale.  The homes had been on the market for a small bit of time.  A few showings but not much.  I sat down with my clients individually and explained that most people begin looking on line before they begin seeing homes in person.    There is a ten second window to catch someone’s attention sufficient enough that they will click through  more pictures and decide to see the home.  Do … Read More

Paint colors make the mood

Paint colors make the mood!

Paint! – one of the most affordable things you can do to change a room. Most of the time it misses the mark – doesn’t make the biggest impact possible.

THE perfect color and shade make all the difference.

What do you think about YOUR paint colors?

We painted our dining room recently (it was white!).  Every time I sit down the I think “I LOVE how this room feels“!  Everything else is the same – only the wall color has changed.

I’ve been working with a senior who had moved to a senior assisted living center.  It’s been a rough adjustment period — it doesn’t “feel like home”. Last week the walls were painted a warm yellowy beige and compact sofa arrived.  Now she’s all smiles — “It’s starting to feel so warm and perhaps I can belong here”.

Also worked this week with home buyers providing a paint color consultation. They didn’t make an offer at first on this house because they didn’t like the paint colors and “atmosphere”.  It was out of the question until they saw modified photos which portrayed the home with a different “tone”.  They “fell in love” with the house and are moving in next week  (after it’s repainted).

If you don’t LOVE the colors of your spaces it’s time to make a change. Choose the colors that make your rooms sing and help orchestrate an atmosphere that brings you joy.
