Corvallis Oregon Stuff!

Dear Creative Concepts,

I have a beautiful home that will be listed for sale this week.  We would like to hire you to warm it up with some home staging — add some towels, art and a few dishes in the glass kitchen cabinets.  Please let me know if you do this type of staging?

Corvallis Oregon Home Seller

Dear Corvallis Oregon Home Seller,

You are absolutely correct that adding staging helps give vacant listings a warmer and inviting feel.   Our staging business has never provided such minimal staging as you describe for several reasons.

When we help home sellers prepare homes for sale, we know it is like preparing for a job interview.  First impressions will be made from your home’s resume – the photos and write up on the multiple listing service.

Over 90% of potential home buyers shop first on the internet and make a decision on whether this home is of interest to them, or not. Having the best possible photos is how each home presents it’s resume. Even the best professional photographs of vacant rooms cannot communicate a home’s ambiance or room sizes well.

Place a vacant home compared to one of our staged listings, and the staged property gets:

  • more clicks on the internet,
  • more showings,
  • sells quicker and
  • sells for more money.

A properly staged homes photographs well and has a warm, inviting ambiance in person.  Room sizes and uses are well defined and features are highlighted.

Home buyers shop with logic — they are looking for a home of a certain size, number of bedrooms or location.  Rarely do they purchase a home they don’t “fall in love” with.  Professional Home Staging caters to these emotions and helps buyers “see” a home’s possibilities and visualize the lifestyle they would have living there.

Adding a few accessories to a vacant home is a good start, but far from what we call Professional Home Staging.  We feel it is our responsibility to inform you that from our experience, we know “a little staging” will not have much impression on home buyers.

Your entrance into the real estate market creates more interest than any other time, unless you make a significant price reduction.  This price reduction would be far more than the cost of any staging project we would propose.

We provide two levels of staging, which we define as Platinum Staging, and Investor Staging.  Platinum Staging showcases rooms with the perfect furniture and decor for the maximum impact in person and online.  Investor Staging has less furniture and decor, but main rooms are well defined and a welcoming ambiance is created.

We have two warehouses of decor and furniture, which has helped us keep our rates competitive and more affordable than most home sellers expect.  We’d like the opportunity to view the home and discuss different strategies to help you market this home effectively!

Sincerely,

Margaret Oscilia

When selling your home in 2010, you need more than a good price and location. You also need a home that is memorable, stands out and that buyers will fall in love with!

As home stagers, we think adding a bit of drama can be a great thing!

Here’s a glimpse of two houses we did this week in Corvallis Oregon.

This master doesn't have much appeal . . .

No one will ever think this room looks dated!

Some buyers may wonder how to make this space look great.

Now they'll know it can look fabulous!

Too much furniture detracts from the view

This room now has "WOW"

There’s still LOTS to see here, but before you get bored, lets zip off to our next job!

Hmmm - these counters are really too yellow!!!

How can we make it look really great?

We loved bringing in black and turquoise to make the room cool and contemporary.

Love this retro look!

One last space

Removing the curtains and adding contemporary decor makes this room is ready to show!

We love creating some drama and making homes look fabulous when they enter this competitive real estate market! Make sure you don’t have the drama of having a home that doesn’t sell — prepare correctly and price well!

Weary of hearing that its a “buyer’s market”?  We agree it is a highly-competitive real estate market with a huge inventory of homes competing for buyers.   If you’re looking for a sale does it need to be at a low-ball price or waiting for offers for months?

We’ve had more and more calls from home sellers asking us

“What else can we do to attract buyers to our home . . . we know we can continue slashing the price, but there must be something more we can do?!”

Cleaning, decluttering and staging continue to be the best investments a seller can make their home attractive to buyers.  Home staging is far more than pretty towels and fluffy pillows!

Sellers have tremendous power to significantly improve the value of their homes. We’ve said repeatedly — you can’t change the market, your location or the competition . . . you CAN change the presentation your home makes when it enters the real estate market.  In a market where fewer homes are selling, ensuring that the home is prepared well gives you a significant advantage!

Next Thursday we’ll be speaking for the Mid Valley Chapter of WCR.   We’ll be sharing our top tips and tricks on making homes show ready!

  • What improvements give the best return on investment?
  • Incorporating hot decorating ideas into plain homes to give them pizzazz (affordably too!)
  • Easy and Inexpensive updates homeowners can do (and the products that make them a snap)
  • Staging and Photography Tips
  • Tips on Helping Your Client Understand the “Prepare to Sell” Process (and do more than you ask for!)

Smart Money posted an article this week noting areas around the country that see strength in the real estate market.

Listed in the top five was one of my favorite cities – Corvallis, Ore. (up 2.96%).  Per the article:

The most influential factors for the forecast include household income growth, population growth, the jobless rate and the user cost of housing.

Granted, these increases are modest. But given that some parts of the country were pummeled by 40% declines in home values, any number that’s positive stands out. It shows those markets have done exceptionally better than others.

Yes – as a home stager I shop all the time for clients and to keep our inventory cool and up to date.  But I’m really excited about a store opening that isn’t decor or furniture this week!

Trader Joe’s,  the cool and quirky grocery chain so popular in Eugene and Portland is opening in Corvallis on February 12th!

Carrying organic and quality grocery items (and some great cheap wine), Joe’s has been a frequent stop of our families while in Portland.

The new store is located in the  Corvallis Market Center at 1550 N.W. Ninth St. I’m in this shopping center all the time because it includes TJ Maxx (where I get lots of cool accessories for our staged homes) and Michaels Crafts (silk plants, stones and fancy papers always tempt me here).

One staging tip we use is to put a live orchid by the kitchen or bathroom sinks, on a nightstand or in the living room.  They are compact, but look elegant — perfect decor in homes for sale.  Larger orchids make a great simple centerpiece.  These are so affordable at Trader Joe’s – and are something I always pick up there.  (They last a long time too – even if they are abused!)  We shop for lots of other staples we always stock up on there – great cereal, cheeses and wine.

If you see a woman with piles of decor struggling out of TJ Maxx along with orchids, wine and cereal from Trader Joe’s – come help this Salem home stager load up her Corvallis stash.  Yes – we Salemites are still jealous that Corvallis got a Trader Joe’s before Salem!

Stop by Joe’s and buy an orchid for your sweetie for Valentines Day this week!  We give home selling consultations or stage in Corvallis about once a week–maybe I should start a Salem delivery service!
