Paint! – one of the most affordable things you can do to change a room. Most of the time it misses the mark – doesn’t make the biggest impact possible.

THE perfect color and shade make all the difference. 

What do you think about YOUR paint colors?

We painted our dining room recently (it was white!).  Every time I sit down the I think “I LOVE how this room feels“!  Everything else is the same – only the wall color has changed.

I’ve been working with a senior who had moved to a senior assisted living center.  It’s been a rough adjustment period — it doesn’t “feel like home”. Last week the walls were painted a warm yellowy beige and compact sofa arrived.  Now she’s all smiles — “It’s starting to feel so warm and perhaps I can belong here”.

Also worked this week with home buyers providing a paint color consultation. They didn’t make an offer at first on this house because they didn’t like the paint colors and “atmosphere”.  It was out of the question until they saw modified photos which portrayed the home with a different “tone”.  They “fell in love” with the house and are moving in next week  (after it’s repainted).

If you don’t LOVE the colors of your spaces it’s time to make a change. Choose the colors that make your rooms sing and help orchestrate an atmosphere that brings you joy.

Is it worth the money to buy “high hiding” primer or just do an extra coat or paint when painting over bold colors?

Dear Dreading:

I totally understand how you feel!  I’ve hesitated in the past to purchase a “special” primer — but know that using paint primers can:

  • reduce surface preparation
  • improve coverage
  • block stains
  • prevent peeling
  • and make topcoating faster!

Surfaces that are properly primed will attain the truest paint color in fewer coats.

Hmmm — but is it REALLY worth the $$?  (I hate wasting time, but really hate wasting our clients money too!)  I just finished a project and have to say emphatically YES!

(Yes  – this is the same fireplace, we did have the bricks refaced which is an entirely new wonderful story!)

I ordered high hiding primer in 70% of my new wall color (Sherwin Williams Basket Beige).

When we painted I could not believe that it covered almost entirely with just the primer coat!

Must confess that I’ve been a hard head and painted three coats over a beautiful red room before and could still see the red tone through the paint – aarrrggg!

So yes – I’m sold on using the right primer and making the job quick and easy.

Another tip – go to a paint store – not the big box store.  I LOVE the  fact that the experts at our local paint stores do this ALL DAY every day.  They know their stuff and are more than willing to share their knowledge!

When you find a product that really works and that over half your clients need and also rave about, you get a little excited.  Especially when its affordable and easy to find.  Yesterday I was speaking for Women’s Council of Realtors in Albany Oregon.  I think they thought I was a little crazy about my enthusiasm for Restor-A-Finish — but wait till they try it!

Most homes with wood trim or cabinetry over time get some nicks and bumps that make the trim look less than perfect.  Once wood trim and cabinets get damaged, how can you make it like new without painting it all white?

Restor-A-Finish does exactly what its name says . . . restores the finish AND without stripping, sanding or varathaning.

Yes, I get so enthused that I did a quick demonstration yesterday.

I had a piece of trim that had lots of damage and applied some product to half the board while I was talking.  We passed the trim piece around the room — it was already dry and the finish looked like new.

You couldn’t see all the scuffs and damage. Ahhhh — I just love how easy, quick  and well it works!

It comes in a variety of colors, and could also be used for furniture and other wood surfaces.

Yes, there are similar products available, and I’ve tried several of them.  None of the results compare to what we’ve achieved with Restor-A-Finish.

It can be found at most hardware and home improvement stores and is under $10.

The lower trim piece looked EXACTLY like the piece above it before adding this product.  Amazing!

Wanting to add value to your home? Whether you’re selling or thinking of making updates, it can be a daunting task!  HGTV and home design television shows make it appear that homes can easily be tranfsformed from drab to fab in 30 minutes and on a shoestring budget.

Many home sellers can testify that preparing their homes for sale or making decorating updates can be a little more challenging!  Here’s a project do it yourselfers can do easily and the results are fantastic!

Affordable Tile Backsplash

Looking for a way to spice up your bath or kitchen and have a formica back splash?

Here’s a before pic of a recent project.

spice up boring backsplashes affordablyDon’t be distracted by all the stuff . . . check out the backsplash — boring and dated! (If you are updating your formica countertops please . . . don’t use this option!  There are so many other beautiful options to choose for just a few dollars more!)

These glass tiles were at a local home supply store for $3.82 per square foot.

It is sold in one foot squares and has webbing on the back for EASY installation!

The tile squares can be cut to the height and length desired with scissors.

We install these glass square tiles without using a tile cutter!  If using the subway style I have a trick so email me if you need help.

We were on a budget in this example, so covered the existing area only, but it could have run all the wall up to the upper cabinets too (yum).

A few things to keep in mind:

  1. Carefully remove existing formica with razor and putty knives, limiting damage to drywall.
  2. We run a razor knife along the top of the formica first – breaking the “seal” where the paint can easily be damaged
  3. When existing formica is removed, seal it with waterproofing sealer before adding tile
  4. Do a “dry fit”.  Before using adhesive on the walls plan how the tiles will be laid out.  We do these applications without cutting tiles if we plan properly! (If using square tiles – we have a trick for the subway style too so contact me if you need advice!)

Here’s the same kitchen after the new backsplash is installed. (yes we’re changing the handles next . . . that’s another blog altogether)  The new look is so much more contemporary and upgraded!  And for less than $2 a linear foot!

If you’re hesitant to install tile, we can recommend an AMAZING tile installer who has traveled from Corvallis to Portland for our clients.  Installation cost is $5-$7 per foot.

Last week I was called for a staging consultation where the agent and home seller thought one of the biggest problems was the turquoise tile in the bathroom.  It looked dated.

 From my perspective, that was an easy challenge to tackle.  Turquoise is one of the “hot” new colors for 2010, and so bringing dated tile to look 2010 will be easy!

Still don’t think it is a color you can fall in love with?  Here are exerps from an interview with Maria Killam – color expert and author of the blog “Colour Me Happy”.  The combination I’m using in the bathroom update aren’t included here.  We’ll show off our decorating with turquoise success here next week!

With turquoise as the Pantone Color of the Year, can you give us three color palettes that contain the color turquoise?

I love the sophisticated look of turquoise with black and white!  Here it is with the addition of yellow:

Turquoise, Orange, and White

The combinations I’ve chosen all have white in them. I think white belongs with turquoise because white just looks best with fresh happy colours!

Often when it’s time to sell, some aspects of a home can be dated due to it’s color.  Finding the best color combinations to make it look fresh and modern is just part of the fun of being a professional home stager!

We’ve all heard  “The most important factor of home selling?  Location Location Location!”

In our current real estate market – some agents will tell you the most important factor is PRICE, PRICE, PRICE!

Our experience tells us it’s location, condition and price!  As home sellers,

  • you can’t change your location.
  • You also can’t change the real estate market . . . or the competition.
  • You do want the best possible price for your home – but low enough to attract buyer as well.

Make each room appear spacious, light and bright.  This one had an offer in days – despite lots of competition!

Homes that are painted bold or custom colors sometimes are overlooked – on the internet and in person.

When painted a neutral color, a room’s architecture and features are more evident to home buyers.

One of the hardest aspects of preparing your home for sale is having an objective point of view and determining how best to showcase your home for potential buyers.  Lots of information is available about home staging principles, preparing to sell ideas and tips on the internet.  (Some that is valuable, and some that is not!)  The downside is that this information isn’t customized for your home and situation.

This morning a local big box store flyer highlighted their sales items for this weekend.  The items they have on sale were items I hope none of my readers would consider buying!

This light fixture is on sale for $9.97 . . . but unless you are starring in a Broadway show does anyone really like to see themselves with these type of lights glaring down at them?

No.

If updating your bathroom and planning on selling in the future – please — do not buy this type of light bar!  It may be a good price, but it screams cheap cheap cheap!

This faucet was $29.98 but is on sale for $19.88.

I wouldn’t recommend this style of faucet at any price.

When buying homes people notice things light faucets and light fixtures.

This one also looks inexpensive and if you have ever seen these type of handles when they are dirty – eeeoooowwww!

Here is another faucet that was also advertised in another big box flyer today.

This was on sale for $28.00 — only $8 more than the above faucet.

It is a Price Pfisher brand (a brand which people see as a quality name) AND doesn’t it look so sleek and contemporary.

Easy to keep looking clean too.

When choosing faucets or light fixtures to update your space, the right choice can have a huge impact — and often is priced just a few dollars more than something that looks far more inexpensive!

Shop around and make sure to spend your updating budget wisely!

As professional home stagers, one hot staging tip we frequently make is to update light fixtures.  Entry light fixtures have an important role in giving home buyers a good first impression.  This small investment in time and money can have a huge return on investment.  When preparing your home for sale it is important to choose fixtures that are contemporary and neutral.

Before shopping consider:

  • How much light the space needs (1, 2 or 3 bulb? – the brighter the better for most homes!)
  • What other metal finishes are in viewed from the space?  If it is an entry fixture and views into the living room, the fixtures should be the same metal finish.
  • Size and type of fixture – ceiling mount, semi flush mount or chandelier (chandeliers examples will be explained further in separate blog)

The challenge is many lighting stores still sell LOTS of fixtures we do not recommend for Oregon and Washington homes!    If the fixture has brass or bright gold do not buy it. It will not give the updated look you wish to achieve.   Most fixtures that are painted white look inexpensive and should be passed by as well.

These light fixtures are in the same price range, but will give a much better impression.  All these would work well for an entry area that is not vaulted.

These light fixtures could also be a good choice for a master bedroom update.  All these fixtures are between $30 to $50.

Don’t let choosing a light fixture be intimidating.  Simple, classic and contemporary are good guidelines when preparing your home for sale.  This small change will have a surprising impact on your entry’s first impression!
